ALL INITIAL CONSULTATIONS ARE FREE OF CHARGE
SELLING: At Salamander Conveyancing all required certificates and searches are ordered as soon as instructions are received so that a Contract can be prepared and the property marketed for you as quickly as possible. In the event you already have reasonably current certificates from your purchase then we can prepare the Contract on the spot and provide it to you or your agent the same day. Once the Contract is prepared an account will be sent to you for the cost of the certificates ordered (where needed). The balance of our fee is not payable until the sale is completed.
BUYING: Once you have found the property you wish to purchase you need to let the Real Estate Agent (or Vendor) know that we will be representing you. They will then arrange for a Contract to be sent to us as soon as possible. We will contact you once we receive the Contract and make an appointment to meet with you. At this point any required pest, building, strata or survey reports should be arranged, where required. Any amendments to the Contract will also be negotiated prior to you signing the Contract and paying the agreed deposit.
We will also liase with your Bank (if applicable) and ensure any required finance is in place prior to exchanging contracts on your behalf.
Following an exchange of Contracts we carry out all relevant searches of government authorities and also liase with your Bank (if any). This is also when stamp duty is payable on your Contract. The period between exchange of Contracts and settlement of your purchase generally ranges between 4 to 6 weeks or as agreed between yourself and the Vendor. We will make all arrangements during this period.
FIRST HOME BUYERS ASSISTANCE:
From 1 July 2017 the First Home New Home scheme will be replaced by the First Home Buyers Assistance scheme. First home buyers will not have to pay duty for both new and existing homes for properties up to $650,000. The duty will be reduced for amounts between $650,000 and $800,000. There is no change to the cap for vacant land.

NEW HOME GRANT SCHEME (New Homes) from 1 July 2017:
First home owners can access a $10,000 grant for:
- building a new home under a home building contract where the contract price, when added with the land value, does not exceed $750,000
- a new home being built by an owner builder where the value of the land and building does not exceed $750,000 or
- purchasing a new home worth up to $600,000.

SWIMMING POOL COMPLIANCE: As from 29 April 2016 new laws apply to the sale and lease of properties in NSW with a swimming pool. If a property is being sold with a pool the Contract must now have attached either: a Certificate of Compliance, relevant Occupation Certificate and Certificate of Registration, OR a Certificate of Non-compliance.
