Salamander Conveyancing is a home based business established in 2008 by the principal, Sue Harris. Sue is a Licensed Conveyancer with 20 years experience, and a wide knowledge of the local area, having worked locally for the past 15 years. Conveniently located near the Salamander Shopping Centre, Salamander Bay with a mobile service also available for appointments in your home or workplace.

As an accredited member of the Australian Institute of Conveyancers, New South Wales, Sue is a Certified Practicising Conveyancer (CPC) and carries Professional Indemnity Insurance for your protection. A CPC has the time to focus solely on property transfers instead of other legal matters. Sue is always there for you, providing personal, professional attention and can be contacted anytime. FIRST HOME BENEFITS: Contact Sue for obligation free advice about the benefits available if you are a First Home Buyer, including the First Home Owners Grant and stamp duty exemptions/concessions. If you are a first home buyer and you enter into a Contract to purchase or construct a home before 30 June 2009 you may be eligible for up to $21,000.00 from the Australian Government.

SELLING:  At Salamander Conveyancing all required certificates and searches are ordered as soon as instructions are received so that a Contract can be prepared and the property marketed for you as quickly as possible. In the event you already have reasonably current certificates from when you purchased your property then we can prepare the Contract on the spot and provide it to you or your agent the same day. Once the Contract is prepared an account will be sent to you for the cost of the certificates ordered (where needed) together with a minimal preparation fee of $88.00. The balance of our fee is not payable until the sale is completed.

BUYING:  Once you have found the property you wish to purchase you need to let the Real Estate Agent (or Vendor) know that we will be representing you. They will then arrange for a Contract to be sent to us as soon as possible. We will contact you once we receive the Contract and make an appointment to meet with you. At this point any required pest, building, strata or survey reports should be arranged, where required. Any required amendments to the Contract will also be negotiated prior to you signing the Contract and paying the agreed deposit.

Following an exchange of Contracts we carry out all relevant searches of government authorities and also liase with your Bank (if any). The period between exchange of Contracts and settlement of your purchase generally ranges between 4 to 6 weeks or as agreed between yourself and the Vendor. We will make all arrangements during this period.
